Reeder Land Company represented the Buyer in the purchase of +/-48 acres of land located in the North Apple Valley Industrial Specific Plan. The property is located south of Apple Valley airport and is served by an existing Liberty Utilities water line, while the Town of Apple Valley has sewer within 1400 feet.
The Buyer is a well known land investment group with dozens of projects throughout the High Desert. Their initial plans are to position the property to attract a big box user.
The NAVISP has seen hundreds of acres of land trade at prices in the $3-$6/sf range depending on location and utility availability. The Subject Site should compare favorably versus these past sales, due to low offsite infrastructure costs for the Subject Site.
As mentioned in a previous update, land use trends are undergoing a sea change in the desert with the emergence of massive projects from Amazon and others.
