Last week I wrote about the supply/demand shift which is being overlooked by many investors. I want to offer some additional proof for this claim in the way of planning commission agenda items - which show a sea change taking place in the High Desert.
In the past, if you took the time to review PC meeting agendas, then you might remember something like: a 67 lot TTM, a cell tower, and maybe a carwash / gas station.
Today the proposals are very different. And this matters because if land prices are driven by the rough formula:
Price = Remaining amount of land / demand for land
Then proposals which chew up 50 to 150 acres hit both the numerator and the denominator.
